Unique living in elegance and style in a romantic, historic (19th century) thatched "Vecht House", located on one of the most beautiful bends of the River Vecht.
In the heart of the Vecht, just minutes from the centre of the village of Breukelen, with connections to the A2 Utrecht/Amsterdam and Schiphol Airport, but also with the village of Loenen and its monuments and attractive water sports area of Loosdrecht nearby, this unique and romantic villa is called "Rio Verde".
It can genuinely be called unique because, in addition to the comfort of this newly renovated villa, every angle provides a view that will surprise and capture your imagination again and again! Here you will find an oasis of peace, comfort and privacy!
Some history: "Rio Verde" is the original orangery of the Rupelmonde mansion house. With mansion houses, such as Rupelmonde, Sterreschans and Over Holland, this stretch of the River Vecht is rich in history and splendour!
In 2004, "Rio Verde" was completely restored with a thatched roof and adapted to modern comforts with attention to detail and, above all, a love of history.
Layout: the entrance through a gallery leads you into a light and spacious marble hall with wardrobe space and a large antique wardrobe, a spacious and beautiful bathroom with a commode and wash stand and great views of the water garden, adjoining the stairwell.
Via a corridor, you enter a classic gentleman's room, currently being used as an office, with an antique parquet floor, fireplace and an inspiring view over the River Vecht and water garden.
At the end of the corridor, you reach the cosy living/dining room with a tiled floor with under-floor heating, an antique china cabinet and a fireplace. There is a luxury kitchen with a thick stone countertop, a beautiful (very professional) large stove ("LaCanche" - connoisseurs need no explanation ... "The Piano for Gourmets"), a work island with a sink and cupboard space. The kitchen is, of course, equipped with all the necessary modern built-in appliances.
Opposite the kitchen is an upstairs room, which now serves as a laundry room with work cabinets. Below is a stock/wine cellar with spacious headroom (and it is dry!). At the end of the hallway, there is the back door that leads to the garden and barn. Via the marble hallway, you enter the spacious U-shaped living room with high ceilings, large windows overlooking the River Vecht on all sides, a marble black and white chequered floor and French doors leading to the terrace on the River Vecht. The cosy living room has a beautiful atmosphere all year round. Especially in the cold winter days with the wonderful warmth of the open fire, which is framed by a beautiful marble chimneypiece.
From the central hall, a wide wooden staircase leads to the upper floor. Here you will find a large landing with an entrance to the spacious master bedroom, which provides you with a magnificent view over the Vecht every day.
This spacious bedroom features a playful mezzanine that can be reached by an open cast iron spiral staircase and takes you to the voluminous attic, where the boiler is located. Furthermore, in this family bedroom, you'll find a walk-in closet and a luxurious bathroom (under-floor heating with speed heat and a separate thermostat, a walk-in shower, a bath made of solid Corian, a toilet and a double Corian sink, all of the Agape Italy brand).
The landing is equipped with spacious closets with access to the 2nd and 3rd bedrooms with built-in storage space behind. The 2nd (guest) bathroom is equipped with a shower, a toilet and a sink. This bathroom is accessible from the landing.
- There is a beautifully wrought iron gate, equipped with remote control/code access and an intercom function.
-The house is equipped with a water softening system that ensures the water is "soft" and contains little or no calcium (good, for example, for the washing machine and coffee maker)
- A very practical, beautiful, old cellar consisting of two parts, one of which acts as a wine cellar.
-The beautifully landscaped garden has an 11-meter long pier for the boat (with dock lighting and power point), various seating areas, old trees (a beautiful old Sequoia) and beautiful flowerbeds.
Next to the house is a large garden/tool shed. The entire plot was fitted out with new Bilinga and Azobe hardwood timbering (including a 7 m2 raft).
Total size is approximately 873 m³. The net living area is approximately 274 m2. There is also more than 48 m2 of internal storage space available. The gross living area has an incredibly spacious 322 m2!
The total plot area is 2945 m2, including its own water garden, with in the summer, beautiful water lilies.
In short: A very special mansion house on perhaps one of the most beautiful locations on the River Vecht.
